Description: Logistical and budgetary obstacles overcome in new construction of the first transitional housing facility for mentally ill homeless adults in Manhattan.
Highlights:
- Provided owner with cost-saving alternatives by value-engineering roofing, curtain wall, mechanical, electrical, plumbing, sprinkler and other systems.
- Oversaw construction in tight site – 50’ frontage x 100’ deep--situated between a century-year old residential building and a public park.
- After removing subterranean rock and water, poured structural basement slab to hold back three feet of tidal water.
- Installed eight-stop elevator, ejection pump system for water and waste, fire-protection, detection and annunciation systems, brick curtain wall, plaza deck, and full commercial kitchen.
- Facility set the standard for transitional housing by providing functional comfort and aesthetic appeal at an efficient cost.
Value-engineered project down to $6 million from original $8 million projection. Saved an additional $1.5 million through aggressive subcontract negotiation and construction cost controls so that completed project was delivered for $4.5 million.
