Description: Replaced project team and completed construction of stalled 14-unit luxury waterfront condominium project with two-story parking structure and boardwalk after problems were discovered with foundation and steel superstructure.
Highlights:
- Appointed by out-of-state owner to troubleshoot all components of construction.
- Retrieved steel shop drawings from prior steel subcontractor, thereby achieving significant savings in drafting and engineering fees.
- Disassembled faulty steel superstructure, re-marked, sorted and re-erected steel.
- Corrected improperly installed concrete foundation.
- Realized additional savings by value-engineering waste and storm-water drainage systems, electrical service, and retaining walls.
- Saved additional money and provided higher R and STC values by utilizing ‘Green Fiber’ insulation, open web floor trusses, and variable speed HVAC systems. Building exceeded federal and state ‘Energy Saver’ standards for energy efficiency.
- Increased condo units’ future value by applying a maintenance-free exterior.
- Expedited building permits and approvals through city agencies.
Completed entire project – condominiums, parking structure and boardwalk – in accordance with owner’s schedule. Despite major corrections to work previously done and additional work requested by the owner, Gribin delivered the project within 3.7% of the original budget.
