Clapboard Ridge Road
Project: Clapboard Ridge Road, Greenwich, CT
Owner: Private Residence
Architect: Austin Patterson Disston
Cost: $4,100,000
Description: Cost control in expansion and total rehabilitation of award-winning 13,000 square foot brick colonial home.
Highlights:
- Design by prominent architectural firm required the highest quality materials, craftsmanship, and attention to detail.
- Installed new steel superstructure within existing brick walls and slate roof.
- Provided new mechanical, plumbing and electrical systems, and removed obsolete roughing and fixtures to bring entire house up to code.
- Controlled incremental costs totaling $1.8 million caused by change in project scope and unforeseen demolition and reinstallation of electrical wiring and structural framing after fire-damage was discovered inside of walls.
- Oversaw fabrication of top-of-the-line custom cabinetry and millwork, and application of high-end finishes and fixtures.
Owner was kept fully informed during entire process and presented with options to curtail further cost acceleration. Even with change orders, project was delivered $80,000 below expectations.
Project was managed by Eric Gribin, Project Manager for Hobbs, Inc.
